Further visits will give you an opportunity to check whether repairs are needed and for signs of any structural problems.
MAKING AN OFFER ON A PROPERTY -
If you are considering making an offer on a property please contact our team to assist you.
ONCE YOUR OFFER IS ACCEPTED –
Employ a solicitor or conveyancer to assist you with contracts.
We also recommend that you arrange a building and pest inspection. A qualified inspector will know what to look for and will see through any cosmetic improvements that cover up faults. A pest inspection could also save you thousands of dollars in repair costs.
Once negotiations have been finalised, you will be required to sign the contract and pay a deposit. Our team will guide you through this process.
AT THE TIME OF PROPERTY SETTLEMENT -
The seller sets the date of settlement in the contract of sale. The settlement period is usually 30 to 90 days.
Settlement is the date when you as the purchaser:
This is an official process usually conducted between legal and financial representatives of yourself and the seller.
At settlement, all outgoings such as rates and other charges are adjusted between the seller and yourself. The seller is responsible for rates up to and including the day of settlement. You are responsible from the day after settlement.
Once settlement is completed, you can collect the keys from our office and take possession of your new home!
